How To Move A Land Deal Over To The House Deal Section and Vice Versa

Sometimes the County may have indexed a property incorrectly in the list landowners that you obtained and initially uploaded into the Investment Dominator, or a person builds a home on a lot after you get the data from the County. In these scenarios, you will need to move that improperly indexed record from the ‘Land Deals‘ section over to the ‘House Deals‘ section so that it can be properly processed as a house deal (which has a completely different process than the land area).

  • To move the record over you simply look up the record under the ‘Land Deals‘ section and click on the ‘Edit‘ option next to it.
  • Under the ‘Property Information‘ section select ‘House‘ from the dropdown menu called ‘Property Type‘.

    NOTE: Selecting ‘Mobile Home‘, or ‘Commercial Property‘ will also move this record to the ‘House Deals‘ section.
  • Click the ‘Update Record‘ button to save the changes and move the record from the ‘Land Deals‘ tab over to the ‘House Deals‘ tab.

Advanced Search and Saved Searches

With our ‘Advanced Search‘ option, you can easily and quickly identify records under the ‘Land Deals‘, ‘House Deals‘, and ‘Buyers List‘ section based on multiple AND/OR search criteria.

Using this feature you can identify records based on almost any record field in the system and by adding a combination of custom record filter rules such as Equal To, Not Equal To, In, Not In, Less Than, Greater Than, Between, Is Empty, Is Not Empty, etc. to the search.

Advanced Searches can also be saved and accessed under the ‘Reports> Saved Searches‘ area.

Below are some examples of advanced searches that you could run…

Example 1: By Status and By Date Created

Let’s say you want to identify all the records under your Land Deals section where the Status is set to ‘Prospect‘ and where you created the records on a particular date (through import or manually one-by-one). All you need to do is go to ‘Land Deals> Advanced Search‘ and then create a search with the following criteria:

Example 2: By Type and By Phone

Let’s say you want to identify a list of contacts in your Buyers List that have phone numbers but have not purchased a property from you yet. All you need to do is go to ‘Buyers List> Advanced Search‘ and then create a search with the following criteria:

Example 3: By City, Status, and Note

Let’s say you want to identify all the house deals you are currently researching in the Houston area, where you also mentioned “roofing issues” in a note. All you need to do is go to ‘House Deals> Advanced Search‘ and then create a search with the following criteria:

Let’s say you want to identify all the land deals that you have successfully sold to this point and that was also tagged with a custom tracking tag that you created. All you need to do is go to ‘Land Deals> Advanced Search‘ and then create a search with the following criteria:

Company Emails

You can set up to 3 company emails in the Investment Dominator system under the ‘Customize> Company Information‘ screen.

Company Email

The ‘Company Email‘ field is the default email address that a user can set for the company. The system sends notifications to this email address when someone fills out the forms on the ‘Sell Your Land‘, ‘Sell Your House‘ or ‘Contact Us‘ pages of your ‘Buying Site‘.

This email address is also used as the ‘From/ Reply’email address in the notification email that is sent out to the owners when they submit the ‘Sell Your Land’ or ‘Sell Your House‘ forms IF they include their email address (optional) in the form submission.

Offer Email (Optional)

The ‘Offer Email‘ address is printed by default on the P.S. line of your Offer Cover Letters.

NOTE: If you do not configure a unique ‘Offer Email‘ address then the system will just use your ‘Company Email‘ address instead.

Selling Site Email (Optional)

When someone fills out the Property Interest Form on a Property Listing posted on your Selling Site the ‘Selling Site Email‘ address is sent a notification about the inquiry.

NOTE: If you do not configure a unique ‘Selling Site Email” address then the system will just use your ‘Company Email‘ address instead.

Add Records

For the most part, you’ll want to create records in the Investment Dominator by importing data from into either the ‘Land Deals’, ‘House Deals‘, or ‘Buyers List‘ tabs. However, from time-to-time you may need to create just a single record manually. For that please follow the process below…

Create A Land Deal Record

  • Click the ‘Land Deals‘ tab.
  • Click the ‘Add Record‘ option at the top right side of the screen.
  • Fill out the fields under both the ‘Caller’ as well as the ‘Owner of Record’ sections (which includes the owner’s Name and Address) as well as at minimum the ‘Property State’, ‘Property County’, and ‘Property APN’ fields.

Create A House Deal Record

  • Click the ‘House Deals‘ tab.
  • Click the ‘Add Record‘ option at the top right side of the screen.
  • Fill out the fields under both the ‘Caller’ as well as the ‘Owner of Record’ sections (which includes the owner’s Name and Address) as well as at minimum the ‘Property State’, ‘Property County’, and ‘Property Address’ fields.

Create A Buyer’s List Record

  • Click the ‘Buyers List‘ tab.
  • Click the ‘Add Contact‘ option at the top right side of the screen.
  • Fill out at a minimum the ‘Name’ and either a ‘Phone’, ‘Email’, or ‘Address’ for the Contact.

House Record Options

Record Options are tools that you can use to perform functions on a particular record. For example, the Investment Dominator has built-in calculators, generators, maps and more and these are called ‘Record Options‘ in the system.

Record Options are indicated with a menu icon that looks like this: and if you hover over that icon you can access the ‘Options’ or tools available to you for that specific records.

How to Change The Default Offer/ Option Acceptance and Expiration Dates

By default, the system generates both your Offer and Option agreements with an acceptance date of 10 days from the date you generate the documents on. Also by default, the system generates your Offer with a 90-day expiration or close of escrow date and a 180-day expiration date for your Option Agreement. How Tags and Tagging Records Work In The Investment Dominator CRM

Tags can be used to index Land, House and Contact records in the system without affecting their stage/status. You can use tags to keep track of mailing campaigns, interests, and grouped characteristics.

For example, say you wanted to test the results of two separate direct mail pieces; what you could do is tag one group of people with a “Letter A” tag and another group of people with a “Letter B” tag. After you send out your mail you could export your records to see how many people responded (moved to the next status) that had the “Letter A” tag vs the “Letter B” tag and this would tell you which letter was more effective.
