If you have already created an ad for the property you wish to work with you can select Generate A Tracking Link this will skip you ahead a couple of steps. If you have not generated an AD for the property at hand, do not worry let’s walk through Generating an AD click Next to continue.

Make Offers Wizard

With the introduction of the new wizards coming to the Investment Dominator we wanted to provide a step-by-step solution to help with Making Offers.

Let’s break down how this will impact how you use the Investment Dominator.

Make sure you had the chance to review our guide on Researching Deals which can be found here.

You will notice the records that you have done the research for will populate on this list here. If you do not notice the record you would want you can use the search box to look for Property ID, First Name, Last Name, Company Name, or APN.

Once you have the record selected click Next.

You will be given a chance to review any information from this record before you continue. Ensure the Back Taxes Owed and Estimated Market Value is valid since we will be using those to generate your offer. Once done click Next.

Take the time to read the details on this page. Based on your Estimated Market Value the system will recommend an offer between 25-34% of this number. You do have the option to move the slider to position your offer to your liking. Keep in mind also of any Back Taxes Owed this will need to be taken into account.

Now review the information on this screen to verify the correct amounts for Your Offer, Back Taxes, and Net to Seller. If everything looks correct it’s time to print you can choose My Printer or if you want to use a Printing Service that option will also be available.

You will notice that you have three options to download your documents depending on your preference of choice. Click on the DOC icon to generate your offer package for each item.

  1. Offer Agreement
  2. Exhibit “A”
  3. Envelope Label

You’ve made it to the last step to verify your documents and once you have completed this make sure to move these records into the Offer Sent status.

Research Deals Wizard

With the introduction of the new wizards coming to the Investment Dominator we wanted to provide a step-by-step solution to help with Researching Deals.

Let’s break down how this will impact how you use the Investment Dominator.

Now to begin this wizard you will need to have a property in mind within your Land Section. You can identify this record by using one of the following options:

  1. Property ID
  2. First Name
  3. Last Name
  4. Company Name
  5. APN

In my example, I used APN once you found the record select it and click Begin Preliminary Research.

Now you will have the chance to directly update this record, if you have any additional information you can edit fields such as Road Acess, Zoning, and as well as list any Reported Improvements.

Please note there is one required field which is Property Zip this will help in generating your Property Location so make sure to fill this out.

Once property review is done you will need to conduct County Back Tax Research. Keep In mind at any time during this wizard you can come back to this and pick up where you left off last. If you notice when conducting research the property has any back taxes please list that here. If not just click on Save and continue.

Now the fun part! You want to really begin honing in on your property by finding listed sold comparables. You can use the options listed here to be able to do this research. Once you have found a comparable you will click on Add Sold Comparable.

Let’s say for example you use Zillow you can list that as your Source and provide the URL. You will see this is required just like Headline, Size, Sold Date, and Sold Price.

You can also attach a Featured Image, Description, and Location. Once filled out click on Add Sold Comparable.

You will then be able to add more Sold Comparables or even delete ones before you click on Save and Continue.

If you also find Listed Comparables please enter these into the system just as you did Sold Comparables.

Now with both Listed and Sold Comparables tracked you will see based on the data entered you can use the estimated property market value or you can set a custom value.

Lastly, you will be presented with a summary with the market value chosen as well as any back taxes listed.

Click the ‘Get Data From Our Outside Data Service’ option, this will allow you to see the options below like ‘Load Criteria’:

From this point, you will get a new pop-up screen that contains your previously saved list criteria.

How To Generate A New Land List With Our Optional Paid Outside Data Service Option

We are excited to announce our new Investment Dominator Paid Data Service Option which allows you to generate a filtered and formated land list directly from one of the leading property data companies in the Nation and import that data directly into the system with only a few clicks.

With this integration, you will not need to filter, scrub, or manually import land records into the system!

Let’s take a dive into this step by step to understand what our Paid Data Service is and how to use it.

First, log into your Investment Dominator CRM and navigate to the ‘Land‘ tab, then click the ‘Import‘ option.

By default, the standard ‘Upload Import CSV File‘ option will be preselected, so for the purpose of this article go ahead and click ‘Get Data From Our Outside Data Service’ option. This selection will change ‘Step 2‘ of the process and look like the following:

NOTE: Notice the ‘Select Criteria…’ dropdown and ‘Load Criteria’ button, these options can be used after you first define and save a list’s criteria. More information about that process can be found here.

STEP 1: Generating Your New Land List – Selecting List Criteria

To start the process, select the State you want to generate your list in.

A list of Counties for that State will then load.

Select the County that you would like to focus on.

For this example, I choose to do the State of Colorado and the County of Adams. (Please note you can do whichever location you want).

Please note if you are trying to exclude previously imported records you must save the criteria of the data being pulled.
For more information on saving Criteria within datatree please click here:

You will notice how once we enter the County information we see Market Value pop up allowing us to set the range for properties we want to look for within the selected area. This can come in handy later when if we want to expand our generated list for more properties.

Click the ‘Get Record Count‘ button to find out how big your land list is and then generate your list (Skip to STEP 2 of this article), or we also have some neat ‘Advanced Filters’ which can help you adjust your list criteria further…

Advanced Filters

Click the ‘Advanced Filters‘ section to expand it.

Under this section you can adjust the ‘Property Size Range‘, allowing you to adjust your list to only contain properties within the range of acres you select.

Next is the option to Include Owners with Multiple Properties this is selected by default to ‘Yes‘ in order to provide ease of access when working through your list. If you so choose you can set this to ‘No‘, however, this means you would have to manually input the other properties of that owner to your list in the event they want you to make an offer on all of their properties that they own.

You will also see an option that can be clicked called “import only one property per owner”. This has been a much-requested feature that will limit the import to just one property per owner.

We have the option to Exclude In-state Owners which by default is set to ‘Yes‘. As well as the option to Exclude owners on “do not mail lists”, by default this is no but if you want to select yes for this option. We are trying to add the most customization to prioritize your search as much as we can.

You will notice Ownership Type in case you did not want to get any “company records”, and you can Filter by Improvement Value. Also, keep in mind when you edit more filters this will change how many records you will be able to pull from a county.

Now that we have gone over the advanced filters let’s click the button called ‘Get Record Count’ to continue.

STEP 2: Getting Your Record Count

After clicking the ‘Get Record Count’ button some new options will pop up as well as information about your generated list.

Let’s start with the top ‘Exclude Previously Imported Records’ option. This option is preselected to ‘Yes‘ which comes in handy when we are loading the same Criteria again to perform another search. You don’t want to pay for the same leads more than once right? This option allows you to exclude those.

Note: This option will only show up if you load a ‘Saved Criteria’ or ‘Previously Saved Criteria’. Changing any criteria will disable this filter.

If you change any of the information above while you are in this step you can hit the button ‘Refresh Count‘ button to see what the updated list size is.

Next, we have the ‘Limit Size of Mailing’ which is followed by a text box and an indicator in brackets notifying you how many records you have left in the month from our Paid Data Service.

For example, if there are 10,000 records in a county but you only have 500 records left in your Paid Data Service monthly allotment you will need to enter in 500 to only pull 500 of the 10,000 possible records for that county. The system will then pull a random set of 500 records out of the 10,000 records and import only those into your system.

NOTE: For the field ‘What status would you like to move the records into’ since we are importing a new list it is recommended and by default set to ‘Prospect status’.

Lastly, we have the ‘Tag Records’ option which allows you to add tracking or segmenting tags to all the records generated in this list. You can add as many tags as you wish.

NOTE: If you would like to save this list of criteria in the system for future reference, see this article:

After reviewing all of the options hit the ‘Import List‘ button to continue.

You will then get a notification that your list has been imported and you should notice your new records appear under the ‘Land‘ tab.

How to Do Comparable Property Research (for Land Investing) To Determine A Property’s True Market Value

  • Real estate investing is like any other kind of investing – you need to buy low and sell high. So the key to successful real estate investing is not only about the price you sell the property for, but you also need to make sure that you buy the property at the right price well below market value so that you have your profit margin built in at the time you purchase the property.

The Investment Dominator has made it easy for investors to research land parcels, find out their true market value so that they can make offers accordingly.

Here’s how you can use these market research tools.

STEP 1- Set Property Zip Code

You can set the ‘Property Zip’ code one of three ways…

  1. The ‘Property Zip’ can be included in your initial import file into the system. See here for more details.
NOTE: Occasionally the property zip code in the Assessment Roll is incorrect, so even if you import the Property Zipcode initially from the County data we recommend that you verify that it is correct when the property is in the ‘Pending Preliminary Research’ status after the owner has requested an offer from you.
  2. You can use the ‘Set Property Location‘ option explained here.
  3. If the County provides you with that information you can add it manually following the instructions below…
  • Go to ‘Land Deals‘ and click on the ‘Offer Requests’ Stage.
  • Click the ‘Edit‘ link to the right of the record you would like to edit.
  • Scroll down to the ‘Property Information‘ section and enter in a value under the ‘Property Zip‘ field.
  • Click the ‘Update Record’ button to save the change.

After you have filled in this information, something cool happens – a new option under the Options menu called ‘Market Research‘ will appear. If you click the ‘Market Research‘ option, options for,,,,,, and will appear.

Click on one of these options to view the comparable listing maps for these popular real estate marketplaces to figure out the true market value of your property compared to what’s on the market or has been sold recently.

Recently sold properties are the best way to find out the market value of a property – in other words, what people are actually willing to pay for a property like the one you are looking at.

Average up the numbers given by the different sources, and you should have a reasonably accurate market value, and then you can use that number to make your offer.

For more information on the 4-ways we evaluate vacant land, please review module 8 of the Land Profit Generator course.
